Common flaws include dark internal lounges with zero cross-ventilation, awkward diagonal bathroom doors opening directly into dining areas, and staircases placed inside the main lounge that destroy upper-floor privacy.

For this Precision 10 Marla Dual-Unit Master Blueprint, Areesh Architecture & Builders engineered a modular 2D floor plan and 28-sheet working drawing binder that achieves a 91.4% net usable floor efficiency while allowing the residence to function seamlessly as either a unified 5-bedroom family home or two independent 2/3-bedroom residences.

02. Floor-by-Floor Spatial Breakdown

• Ground Floor (1,645 sq.ft):
  • Two-Car Porch (15'-6" × 18'-0"): Sized comfortably for two sedans alongside a concealed underground water tank (4,000 gallons) and recessed electric meter cabinet.
  • Independent Entrance & Staircase Lobby: Entered directly from the main verandah. A sliding pocket door connects or isolates the ground floor lounge from the first-floor staircase at will.
  • Drawing & Dining Suite (14'-0" × 18'-6"): Front-facing reception room with large corner windows and a dedicated guest powder room tucked beneath the stair landing.
  • Central TV Lounge & Open/Closed Kitchen (16'-0" × 15'-0"): Directly ventilated via a side patio courtyard (5'-0" × 14'-0").
  • Two Master Bedrooms (14'-0" × 15'-0" & 13'-6" × 14'-0"): Each equipped with walk-in dress alcoves and naturally ventilated bathrooms connected to a dedicated rear utility duct.
